What sets the number
Unit size
Bedroom and bathroom count set the base. A studio and a three-bedroom are not the same day of work.
Condition at handover
A unit left in normal move-out condition prices differently from one that needs heavy degreasing or dust removal.
Add-ons selected
Inside the oven, refrigerator and cabinets, blinds, windows and fireplaces are quoted separately per unit.
Volume and scheduling
Multi-unit lists booked in blocks price better than a single unit on short notice.
How the invoice reads
Invoices go out twice a month, grouped by property. Every unit is its own block with the base price, the add-ons applied to it and a unit total.
